The Caravan Lodge was purchased from new in 2016 and has a 15 year lease with 10 years remaining.
End of lease
At the end of the lease the owner has informed us that depending on the condition of the caravan there may be an option to extend the lease on the land. Alternativly, as you would own the caravan this can be sold or relocated to another park. If you would like to sell the unit prior to the end the end of the lease, unusually for mobile homes there is no fee to pay the park unlike other where the standard would be 15%.
The site fees are £3,200 per annum, which can be paid in stage payments, and the rates are £500 a year.
The unit may be used from 1st February to 30th November each year. The site facilities are open from early Feb through to the end of Oct 2020. From next year it is possible that the site opening times may be extended to 11 months opening- working towards 12 months for the following year. The properties on this holiday site have restricted occupancy and guests and owners may stay for no longer than 4 consecutive weeks at any one time.
